Gold Street Properties manages a carefully curated portfolio of rental homes throughout Sonoma Valley. We encourage and support equal housing opportunity for all — our application and screening process fully complies with all federal, state, and local laws including the Fair Housing Act and ADA.

Please note: Gold Street Properties acts as the agent for the property owner(s) in the leasing and management of residential properties. As such, we represent the interests of the property owner(s) in all transactions related to leasing and managing residential properties.

Please read the following carefully before you apply. Understanding our process and qualifications upfront sets you up for success.

The Process

How it works.

Leases are granted on a first-approved basis. Please allow up to two business days for a complete application to be processed.

Schedule a Showing

All adults (18+) who will occupy the home must view the property in person before submitting an application. Call us at 707-204-0640 to schedule.

Gather Your Documents

Have your income verification, ID, and supporting materials ready before you apply. Incomplete applications take longer — and the best properties go to the first fully approved applicant.

Submit Your Application

Apply online through our secure tenant portal, available 24/7. Every person 18 or older who will live in the home must submit a separate application and pay the application fee.

We Screen & Verify

We run credit, background, and eviction checks and contact your current and prior landlords directly. If we need anything additional, we will reach out within one business day.

Approval & Lease Signing

If approved, we move quickly. Your lease is executed electronically — no office visit required. We walk you through every document before you sign.

What We Look For

Qualifying criteria.

We apply the same standards consistently and fairly to every applicant.

Credit

  • FICO 700 or above preferred
  • All credit history considered in context
  • Negative marks may require advance rent or higher deposit
  • Short sales and bankruptcies reviewed case by case

Income

  • Gross household income of at least 3× monthly rent
  • Legal, verifiable income required
  • Self-employed, retired, and investment income accepted with documentation
  • Combined income from all applicants considered

Rental History

  • Verifiable landlord references required
  • We contact prior landlords directly
  • Prior evictions are disqualifying in most cases
  • No history of significant lease violations or property damage

Background

  • Full background check on every adult applicant
  • Identity verification required
  • Criminal history reviewed per Fair Housing guidelines
  • Eviction records searched in all jurisdictions

  • Government-issued photo ID
  • 2 most recent pay stubs
  • Most recent W-2 or tax return
  • 2 months of bank statements
  • Current and prior landlord contact info
  • Application fee (non-refundable)

Self-Employed or Non-W2

  • 2 years of personal tax returns
  • CPA letter confirming income
  • 3 months of bank statements
  • Proof of assets if income varies
  • Business license if applicable

Pets

Pet policies vary by property and are set by each individual owner. Always ask before assuming a pet is permitted. Be upfront — concealing a pet is a lease violation. All pets are screened through petscreening.com as part of the application process. If approved, a Pet Agreement and maximum security deposit will apply. Registered assistive animals are always welcome per ADA and HUD guidelines and are also processed through petscreening.com at no charge.

Before submitting your application, please read and acknowledge the following. These terms apply to every applicant and are designed to ensure a fair, transparent, and legally compliant process for all parties.

Application Fee

The application fee is $40 per applicant and is non-refundable, regardless of the outcome. By submitting your application you acknowledge that this fee will not be returned if your application is denied, if you withdraw, or if the property is leased to another applicant.

First-Approved Basis

Leases are granted to the first fully approved applicant — not the first to apply. Submitting a complete, well-documented application as quickly as possible gives you the best chance. We will not hold a property for a pending application.

We Will Continue Showing the Property

Submitting an application does not take a property off the market. We will continue to show and accept applications on any property until a lease has been fully executed and all required funds — including first month's rent and security deposit — have been received. An approved application alone does not reserve or hold the property. We encourage all approved applicants to move quickly to complete the leasing process.

Credit & Income Considerations

If your credit or income does not meet our standard thresholds, you may be considered with conditions — such as additional advance rent (minimum six months as required by California law), a higher security deposit, or a qualified guarantor. These options are not guaranteed and are always subject to owner approval.

Guarantors

Guarantors are considered on a case-by-case basis and must meet our full qualifying criteria independently. A guarantor must complete a separate application, execute a written guarantee agreement, and is strongly preferred to be a California resident with verifiable assets and excellent credit.

In-Person Showing Required

All adult occupants (18+) must view the property in person before an application will be accepted. We do not accept applications from individuals who have not personally toured the home, or whose representative has not toured on their behalf with prior arrangement.

Pets

All pets must be disclosed upfront — failure to disclose a pet constitutes a lease violation and grounds for eviction. Pet approval is at the sole discretion of the individual property owner and is never guaranteed. All pets are screened through petscreening.com prior to approval. If approved, a Pet Agreement will be executed and a maximum security deposit may apply. Assistive and emotional support animals are accommodated per Fair Housing law and processed through petscreening.com at no charge.

Section 8 & Housing Voucher Holders

California law (Government Code §12955) prohibits discrimination based on source of income, which includes Section 8 and other housing assistance vouchers. Gold Street Properties welcomes applications from voucher holders. However, each property must meet the applicable housing authority's inspection and rent standards, and owner cooperation is required. Not all properties in our portfolio may qualify. Please contact us prior to applying so we can confirm eligibility for the specific property you are interested in.

Accuracy of Information

All information provided in your application must be truthful and verifiable. Any misrepresentation — including undisclosed occupants, pets, income, or identity — is grounds for immediate denial or, if discovered after move-in, termination of tenancy.

Zero Tolerance for Harassment

Gold Street Properties maintains a zero-tolerance policy for harassment, threatening behavior, or abusive language directed at any member of our team, our vendors, or other applicants — at any point during the application or leasing process. Any applicant who engages in such behavior will be immediately disqualified and will be ineligible to apply for any Gold Street Properties listing for a period of no less than one year. We are committed to maintaining a respectful process for all parties, and we expect the same in return.
