    Fee: 6% of the 1st Year’s Rent or $2,000 minimum - Paid at Lease Execution

    ●  Tenant placement in compliance with all applicable state and local laws

  • Full Service Property Management

    Fee: 6% of Collected Monthly Rent or Minimum Monthly Fee: $200 per property

    ● Rent collection and delinquency management

    ● All funds held in a licensed DRE-compliant trust account, reconciled monthly

    ● Security deposit handling and disposition in accordance with California Civil Code §1950.5

    ● Owner disbursements via ACH

    ● Owner profit and loss reporting and 12-month cash flow statement

    ● Year-end 1099 reporting

    ● Property condition verification before the resident takes possession and again at each annual inspection, confirming that systems, safety devices, appliances, and cleanliness meet our standard

    ● Comprehensive inspections with timestamped photos and written documentation at move-in, annually, and at move-out, establishing and tracking the property's condition throughout the tenancy in accordance with California Civil Code §1950.5

    ● Coordination of routine maintenance and repairs
