Fee: 6% of the 1st Year’s Rent or $2,000 minimum - Paid at Lease Execution

● Rental market analysis and pricing recommendation

●  Marketing and advertising across major rental platforms

●  Tenant inquiry handling and showings

●  Comprehensive tenant screening (credit, income, background, rental history)

●  Lease preparation, execution, and compliance review

●  Tenant placement in compliance with all applicable state and local laws

●  Initial On-Site Inspection

Fee: 6% of Collected Monthly Rent or Minimum Monthly Fee: $200 per property

●  Rent collection and delinquency management

●  Owner disbursements via ACH

●  Security deposit handling in accordance with applicable laws

●  12 month cash flow statement

●  Trust Fund Security deposit handling in accordance with applicable laws

●  Owner profit and loss (P&L) reporting- 12 month cash flow statement

●  Year-end 1099 reporting

●  Coordination of routine maintenance and repairs

●  Vendor coordination with owner-approved vendors

●  Tenant communication and issue resolution

●  Lease enforcement and compliance tracking

●  Online owner and tenant portals
